Selling a home can be a big task and it involves many different components to ensure a successful real estate transaction. To begin with, your home must be priced appropriately, prepared properly, and promoted effectively. Then, when prospective buyers are found, offer and counter-offers may need to be negotiated and appropriate terms and conditions must be put in place to ensure that you are fully protected and will get the best possible contract for the purchase of your home.
Choosing an Agent
Choosing the right agent to list and market your property is critically important. The question of course is then, who is the right agent? Ultimately it comes down to trust and confidence in the agent's ability to effectively market and then negotiate the best price for your property. It's more than just a business transaction; it is a relationship between you and the agent, and one that you both have to feel comfortable with. You may feel more comfortable with an older agent versus a younger one, or a woman versus a man. Those are valid factors.
However you should also consider how effectively the agent will market your home. Ask for a listing presentation, and ask for references from previous clients. Determine how well they know your market area.

Help with Your Documents
To sell a house, condominium or lot in this area, you need to have the following ready for us to review and copy:
- Title/deed ("Escritura")
- FM2 - FM3 or FMT
- Utility bills (such as phone, electricity and telephone) *note the utility bills must be in the name of the person who holds title and the address should be exactly as indicated on the deed.
- Copy of your identification (passport or voters registration card)
- Copy of your yearly property tax (predial)
- If you have floor plans of your property and a brief description of what your monthly expenses are (domestic help, gardener, electric, gas, water, etc), this can help us compile a complete profile of your property.
Assistance with the Capital Gains Tax for Real Estate in Mexico
